Who Developed Chuan Park? A Singapore Buyer's Fact Guide

Chuan Park is a joint venture between Kingsford Huray Development and MCC Land (Singapore) — the verified facts on the S$890M en-bloc, the JV structure, the track record, and how to check every claim yourself.

Chuan Park was built by a joint venture between Kingsford Huray Development and MCC Land (Singapore) — but "who's the developer" deserves a more precise answer than most listing pages give. Here are the verified facts.

When you're committing seven figures to a new launch, the developer behind it matters as much as the floor plan. This guide sets out what is independently confirmed about the Chuan Park developer, what you should verify directly before you rely on it, and why the joint-venture structure shapes your purchase risk.

Fact-checked, August 2026. Verified against EdgeProp, PropertyReviewSG, listing portals and public collective-sale reporting. Where a widely-repeated claim (a specific entity name, licence number or contractor) could not be confirmed from a primary source, it is marked "verify yourself" rather than stated as fact — with the official register to check it against.

The joint venture behind Chuan Park

Chuan Park is developed by a joint venture between Kingsford Huray Development and MCC Land (Singapore). The two partners acquired the former Chuan Park estate through a collective (en-bloc) sale, then formed the development to redevelop the site into the current 916-unit project beside Lorong Chuan MRT.

JV Partner
MCC Land (Singapore)

Structure is illustrative; the registered developer entity should be verified on ACRA Bizfile.

The en-bloc that created Chuan Park

The land carries real history. The former Chuan Park was a 444-unit estate built in 1984/85 on a 99-year leasehold site of roughly 400,585 sq ft at a plot ratio of 2.1. After earlier attempts, the site was sold to the Kingsford–MCC joint venture for S$890 million by private treaty — below the owners' S$938 million reserve (which had itself been raised from S$900 million). The High Court approved the collective sale on 26 May 2023, dismissing minority objections — at the time the largest collective sale since Tulip Garden in 2018.

What the JV structure means for your purchase

A two-party joint venture generally spreads execution and funding risk: Kingsford brings local development and marketing experience, while MCC Land brings the backing of a large state-owned construction parent. At the same time, a 916-unit project is a large launch, so absorption is sensitive to interest rates and HDB-upgrader demand — a strong reported sell-through is reassuring, but always confirm the current balance-unit position rather than a launch-day figure.

As with any developer, review the track record in the round — including build quality and after-sales history on past projects — and weigh it alongside the specific terms of your unit.

Verify it yourself. Check the registered developer entity on ACRA Bizfile, the developer/agency licence on the CEA public register, and the appointed main contractor on the BCA contractor register or the official project documents.
